Home Information Packs - Evolution not Revolution
Here at Lawson-West Estate Agents and Solicitors we have been producing the documentation for sellers and buyers for 30 years. However, the government are now making it a legal requirement to produce a Home Information Pack (HIP) for three or more bedroomed houses.
Our in-house conveyancing team are already established as a Home Information Pack provider, therefore we will be able to give all potential buyers the information to make an informed decision early on. This will help to reduce the number of aborted transactions taking place.
We do the standard searches on-line. These are full searches which are acceptable to mortgage companies, some of whom will reject Home Information Packs containing personal instead of full searches. We can produce a Home Information Pack within 48 hours.
All Home Information Packs must contain:
- Index
- Terms of Sale
- For new properties, copies of warranties and guarantees
- Standard searches (i.e. local Authority enquiries, plus a drainage and water search)
- An energy performance certificate (see below).
What is an Energy Performance Certificate and who will provide it?
- An Energy Performance Certificate (EPC) will tell home buyers and sellers about an home's energy efficiency - using A to G ratings
- The certificates will also make recommendations for cost-effective energy saving improvements
- The EPC will be carried out by Domestic Energy Assessors who have taken a course in order to attain an approved accreditation.
